Choosing the right home at Whispering Waves
The 2 BHK Smart (type C3, 1,364 sqft SBA, 867 sqft carpet) is the project's entry configuration and a genuinely spacious two-bedroom home by corridor standards — the most accessible route into a premium, amenity-rich Begur community with full Club Élan access. The 3 BHK Smart homes (1,621–1,676 sqft) are the practical heart of the project, delivering three full bedrooms and tight, efficient circulation.
The 3 BHK Grand layouts (1,669–1,850 sqft) step up with larger living-dining volumes — some exceeding 21 ft — dedicated dressing rooms, more generous balconies and additional toilets. Several Grand units are corner or lake-oriented homes that maximise cross-ventilation and views. The 4 BHK Luxe (type D2, 2,016 sqft) is the signature format for larger and multi-generational families, and the scarcest configuration in the project.
Carpet vs super built-up area
The super built-up area (SBA) is the saleable area used for pricing — it includes the carpet area, walls, and a proportionate share of common spaces. The carpet area is the actual usable floor space within your walls. When comparing with other Begur projects, always compare carpet area for a true like-for-like read on usable space.
Construction and wall specification
Each residence is built with solid block work — 6-inch external walls and 4-inch internal walls — on an RCC frame, and crucially with no common walls between adjacent homes. Independent walls improve acoustic privacy, reduce shared-vibration and damp transfer, and allow each home to draw light and air on multiple faces. Combined with Vaastu-aligned planning, the layouts read as standalone homes stacked thoughtfully rather than units carved from a continuous slab.
Fit-out specifications
Every plan is delivered to a consistent specification: 1200×600 mm vitrified tiles in living, dining, bedrooms and kitchen; 600×600 mm in utility, balconies and bathrooms; laminated wooden flooring (EGGER or equivalent) in the master bedroom; Hansgrohe CP fittings and Duravit sanitaryware; UPVC three-track windows; a Yale digital lock on the main door; and concealed copper wiring with AC points in the living room and all bedrooms.
